WHY ROOKERY
This is one of the last entitled, cleared, expressway-fronted large-tract industrial positions in the Jacksonville MSA, and the only such site with direct FCE frontage. Of the 13 industrial land trades CBRE tracked from November 2024 through March 2026, only four cleared 100 gross acres, and all four are spoken for. Rookery is the next opportunity at this scale.

THE DEMAND STORY
Industrial absorption follows rooftops, and the rooftops are coming. About 40,500 residential units are approved across 19 master-planned communities in the Lake Asbury and Green Cove Springs corridor, directly fed by the FCE. Two miles from the site, BTI Partners has assembled roughly 6,500 contiguous acres (Laurelton and Agricola) with about 10,000 entitled units and $178 million invested from 2022 to 2025. Florida added more than 1.75 million net migrants from 2020 to 2025, the largest in-migration of any state. From Rookery, FedEx Ground reaches all of Florida in one day and the Southeast in two days.
INCENTIVES
Florida offers one of the most favorable industrial tax environments in the nation: no state income tax, no tax on manufacturing machinery and equipment, no property tax on inventories, and no tax on goods-in-transit for up to 180 days. Clay County adds project-specific programs through the Clay Florida Economic Development Corporation, including REV grants, capital investment grants, impact fee mitigation, and tax-exempt industrial development revenue bonds.
