ENERGY STAR® Energy Star is a program run by the U.S. Environmental Protection Agency (EPA) and U.S. Department of Energy (DOE) that promotes energy efficiency and provides simple, credible, and unbiased information that consumers and businesses rely on to make well-informed decisions. Thousands of industrial, commercial, utility, state, and local organizations partner with the EPA to deliver cost-saving energy efficiency solutions that protect the climate while improving air quality and protecting public health. The Energy Star score compares a building’s energy performance to similar buildings nationwide and accounts for differences in operating conditions, regional weather data, and other important considerations. Certification is given on an annual basis, so a building must maintain its high performance to be certified year to year. To be eligible for Energy Star certification, a building must earn a score of 75 or higher on EPA’s 1 – 100 scale, indicating that it performs better than at least 75 percent of similar buildings nationwide. This 1 – 100 Energy Star score is based on the actual, measured energy use of a building and is calculated within EPA’s Energy Star Portfolio Manager tool.
About The Boroughs
The Boroughs is a group of suburbs to the west of Boston (MetroWest) that are among the most affluent in Massachusetts. Located in Worcester County, they lie along interstates 90 and 290 between Worcester and Boston. The population is growing and numbers over 320,000 residents in a 10-mile radius.
The local medical office market counts Reliant Medical Group, clinical research organization Veristat, and Alliance Human Services among its most notable occupiers. End users and their clients have access to transport connectivity including several Boston commuter rail stations and Logan International Airport and Worcester Regional Airport, both of which are 45 minutes away by car.
Other key medical office locations in The Boroughs include One Research Drive, 125 Turnpike Road, and the Reservoir Corporate Center at 144 Turnpike Road. Although this area is one of the most expensive in Worcester County, office rents are about 5% lower than those in the city of Worcester. The Boroughs’ medical client base is also older and wealthier than the metro overall, with a median age over 40 and a median household income over $110,000.
