Indianapolis is the state capital of Indiana and the third-largest city in the Midwest, after Chicago and Columbus. The city is home to one of the region’s most vibrant economies, supported by several notable industry concentrations—logistics, biosciences, financial services, and technology. Many of the area’s top employers, including three Fortune 500 companies, are based in downtown Indianapolis.
Downtown employers include the world headquarters of Eli Lilly. The pharmaceutical firm employs almost 11,000 workers in Indianapolis, one-third of the company’s workforce worldwide. Health insurance provider Anthem and real estate investment trust Simon Property Group are also headquartered downtown. High-tech is an emerging concentration in Indianapolis, an important source of high-income job growth. The regional headquarters of Salesforce is downtown, in the 1.2 million-square-foot Salesforce Tower.
Downtown’s residents and workers are provided a wealth of recreational opportunities, both indoors and out. The Hilbert Circle Theatre, home to the Indianapolis Symphony Orchestra, sits right on Monument Circle, and the Indianapolis Zoo, the largest privately funded zoo in the U.S., is just west along the White River. Indianapolis is also home to two major league sports teams, the NFL’s Colts and the NBA’s Pacers.
About one-quarter of the city’s office space is located in the downtown area. In addition to the central location and wealth of amenities, tenants are drawn to the area’s relative affordability. While sitting just above the market overall, average rents in downtown Indianapolis are about 10% below the area’s priciest rental market, Carmel.

Prior to this, Bennett was an intern with CTMT for two sessions, during which he worked as a research specialist and in special projects that helped him learn the commercial real estate industry and Indianapolis market.
