ABOUT CENTURY CITY OFFICE
Century City has long been considered by many as Los Angeles' premier central business district, given its central westside location and top-tier buildings. Its proximity to some of the wealthiest communities in the nation conveys an air of prestige. Law firms, talent agencies, and wealth management firms make up much of the tenancy.
Asking rates in Century City are among the highest seen in the L.A. office market. Current vacancies in this area have increased during the past several years, but levels have come down from a recent high in early 2022, which is notable given vacancy rose in the wider L.A. office market last year.
Several recent large leases demonstrate that Century City remains a favored location for Los Angeles' more traditional, image-conscious tenants. A prime example is financial firm Ares Management, which committed at the end of last year to just over 200,000 square feet for 12 years at 1800 Avenue of the Stars.
Demonstrating developer optimism for longer-term demand in the area, JMB Realty recently commenced construction on 1950 Avenue of the Stars, a 731,000-square-foot office tower. The building will be anchored by Creative Artists Agency, which committed to 400,000 square feet in the project in early 2022. The building is expected to deliver in 2026.
