Description
The subject property is a 16.090 Acre unoccupied single parcel in the Town of Denton, Caroline County on the Eastern Shore of Maryland, bound to the East and accessible by MD Rt 313, to the North by Harpers Branch Dr (a gravel access rd. for residential sites to the North), to the SE by 2 commercial parcels, to the SW by vacant land and to the West by an unimproved (paper rd.) extension off of Harpers Branch Dr. The subject property does not appear to have any structures or site improvements, except for the assumed rough grading of the tillable areas and the SE section adjacent to RT 313. There are no observable storm water management systems onsite; the area abutting 313 appears flat and unimproved except for rough grading from road construction; there is a drainage swale on the opposite (Eastern) side of Rt 313 which is assumed to be in the Right of Way and maintained by the municipality. The site is mainly level, rising gently, 0-5%, from 37’ above sea level at the Western end to 41’ at the Eastern end with no observed steep slopes or deviations; majority of the site is KgB with A/D group permeability, bound to the North and South by sections of IeA (A) and Asa (A/D). The property was Annexed into the Town of Denton via Plat on 12/21/2009 (H. J. Ruff Family Partnership Suppo and Wells County Commissioners Of Caroline County Plat Book FDM 14, p. 60); any future development will be served by Public Water and Sewer from the Town of Denton; future Storm Water Management shall be accommodated on site. Current zoning for the parcel is Town of Denton - RHC (Regional Highway Commercial); a current proposal to subdivide retains RHC for Lot 1 (3.003 AC) and proposes Re-zoning of the balance Lot 2 to MR (Mixed Residential); a second proposal re-zones the entire site to MR.
