River Avenue Distribution and Technology District is a transformative project aiming to revitalize the historically significant former H.J. Heinz into a modern, functional warehouse. This multi-phase development offers two fully renovated modern Class A warehouse and flex buildings —Building 7 and Building 8 — along with research and development space positioned along the scenic Allegheny River. Buildings 7 and 8 represent the first chapter in a project that continues to build relevance to the Northern Pittsburgh area. Phase I of the River Avenue Distribution and Technology District offers a total of 300,000 square feet of Class A warehouse with a minimum divisibility of 10,000 square feet and a maximum of 200,000 square feet and includes a contiguous internal 600-vehicle parking garage. Building 7 is a 141,615-square-foot property, subdividable to 50,000 square feet, featuring a 25-foot clear ceiling height, one drive-in door, 10 dock doors featuring overhead doors with dock shelters, dock lights, 60,000-pound mechanical levels, and additional dock potential. Building 8 is a 141,460-square-foot property featuring a 29-foot clear ceiling height and seven dock doors with dock shelters, dock lights and 60,000-pound mechanical levels. Both buildings have all-new LED lighting and ESFR 4-zone service. AFP- 1010 intelligent fire detection control system with combo audio visual, signal and strobe lights fire protection system. An on-site parking garage accommodates 600 vehicles and potential tractor-trailer staging.
