Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.
1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.
5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.
6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.
7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

About the Property
Englewood Marketplace sits on the signalized corner of West Hampden Avenue and South Broadway, the crossroads of Downtown Englewood. Roughly 68,400 vehicles pass the center every day, and the King Soopers directly across Hampden keeps grocery traffic moving through the intersection all week. The center is 98,228 square feet with generous surface parking and a tenant mix built for repeat visits. LAVA Island, an indoor family entertainment and trampoline venue, and Level 7 Games, a retro and modern gaming destination, fill evenings and weekends. Stepping Stones Montessori, a 10,000-square-foot preschool, brings high-income families through twice a day, five days a week. Anytime Fitness and O'Reilly Auto Parts round out the daily-needs base. Downtown Englewood is in the middle of the largest reinvestment in its history. West Hampden Avenue — the center's own frontage — is becoming Downtown Englewood's Festival Street, with streetscape, lighting and pedestrian safety improvements and a 2026 calendar that already includes a music festival and seven vintage markets. The Englewood Downtown Development Authority is putting roughly $8 million into public realm improvements along South Broadway and West Hampden, and $3 million into the Little Dry Creek Plaza and Park next door. The City of Englewood is spending $9 million redesigning Old Hampden from South Broadway to Yosemite, connecting this corner directly to the Wellness District anchored by Swedish Medical Center and Craig Hospital. Construction begins in 2026. That Wellness District is a workforce, not just a landmark. Swedish Medical Center and the surrounding campus put roughly 4,800 healthcare employees within one mile of the center, and Craig Hospital has broken ground on an 86,000-square-foot expansion opening in 2028. The rooftops are following. Alta Cherry Hills, LIV and Acoma have delivered or are delivering 440 units in the immediate area, and 300 units are already occupied at the former Sports Authority headquarters. CityCenter, a half mile east, is planned for up to 700 apartments alongside new shops and restaurants, and Kimco Realty's 6.2-acre redevelopment at 401 Englewood Parkway carries 250-plus units and a possible hotel, with entitlements and a development partner in place. New merchants are choosing this stretch of Broadway on purpose: Wapos Cantina on a 10-year lease at Hampden and Broadway, Corvus Coffee with Fox & Raven Milling and Baking, and The Den SoBo. The City of Englewood and the Downtown Development Authority both offer grants for new and expanding businesses. Five spaces are available, from 1,200 to 6,002 square feet — two turnkey medical office suites, two second-generation restaurant spaces, and a large-format retail suite with rear receiving.
