Rent Types


The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The center represents excellent physical real estate in a prime location with strong visibility. Christown Spectrum Mall fronts W Bethany Home Road, a primary east-west thoroughfare with six lanes and approximately 37,800 cars per day, and is situated between 19th and 15th Avenues, also major north-south thoroughfares with 38,500 and 20,800 cars per day, respectively. The shopping center is one mile east of the Black Canyon Freeway (Interstate 17) and 3 miles west of Highway 51. A new metro light rail station will open to passengers in December 2008, adjacent to the property on the corner of 19th Avenue and Montebello. Originally developed as an enclosed mall in 1961, the mall began its strategic repositioning in 1995 when a major department store anchor was torn down to make way for a 125,000-square-foot Walmart.
