PROPERTY OVERVIEW
The SWIFT Center provides an adaptive opportunity to develop a destination mixed use campus accommodating education, research and development, manufacturing, hospitality, and commercial venues, all within the historic character and public spaces within the 215-acre campus. The Southern Influence Area of the campus provides for up to 34 acres of land that can be transformed through ground up development focused on research & development, assembly & fabrication, office, housing, retail, hospitality and more. The property has gone through preplanning activities and a subarea plan along with a planned action ordinance have been adopted by the City of Sedro-Woolley to support and expedite the permitting process. Additionally, the Port has developed conceptual plans for the Southern Influence Area for the development of four 50,000 SF facilities, totaling upwards of 200,000 SF. These plans are available to be used for a project or modified to fit needs. Lastly, the property is served by substantial utility infrastructure. Electrical capacity in the area has been projected by Puget Sound Energy and can provide upwards of 10MW at the local substation, however, this will need to be confirmed with the utility. Heavy BPA transmission lines of 500kV and 230kV run adjacent the property. Natural gas is served by Cascade Natural Gas, with the primary natural gas gate with offtake from the Williams NW Pipeline located adjacent the property. Water is supplied by Skagit PUD, and wastewater is served by the City of Sedro-Woolley. This property is a diamond in the rough and would be ideal for a myriad of projects. There is an additional 40+ acres in the Core Area which is to the north of the Southern Influence Area that can be utilized for a corporate HQ or campus and be redeveloped into mixed-use commercial, office, research and development, hospitality, retail, and specialty residential. The Core Area is also home to approx. 150,000 SF of historic structures that are available for redevelopment. The remainder of the campus, upwards of 80 acres, is set aside as green space for outdoor recreation and provides direct access to the Northern State Recreation Area to the east.
