Jay Cuccia, Senior Associate
Jay is a Senior Associate with JLL’s Inland Empire Industrial team based out of Ontario, CA, where he concentrates on tenant representation, agency leasing and asset acquisitions & dispositions. His responsibilities include lease negotiation and consultation, financial analysis, business development and micro/macro level market-trend analysis. Jay is currently overseeing the listing of numerous buildings in the Inland Empire and Central Valley, ranging from approximately 5,000 to 500,000 square feet. As co-lead listing broker, he is also responsible for more than 1 million square feet of multitenant Industrial space in Ontario, California.
Jay embarked on his professional journey as a Brokerage Intern for the esteemed JLL Inland Empire Team, with a primary focus on institutional leasing. Upon completing his studies at Cal Poly San Luis Obispo in the summer of 2020, Jay returned to JLL as a Financial Analyst and Junior Broker. After serving in the Analyst capacity for a year and a half, he pushed forward with his career and transitioned into a full-time brokerage role.
During his inaugural year in production, Jay played a pivotal role in more than 40 lease transactions, encompassing approximately 3 million square feet of industrial space across various markets such as Inland Empire, Central Valley, and others nationwide. Additionally, Jay's contribution to tenant representation in the approximate 600,000 square foot, 10-year lease transaction with a Fortune 250 Company in Redlands, CA, earned him a prestigious Mega Deal award from JLL Los Angeles in 2022.
Scott Coyle, Senior Vice President
Scott is a Senior Vice President with JLL’s Inland Empire Industrial team, which focuses on institutional “big box” product. Scott specializes in both agency leasing and tenant representation, acquisitions, dispositions, and land development. He also focuses on client advisory, new business development, financial analysis, lease and contract negotiation. While Scott primarily focuses on big/mega-box product, he also currently acts as the lead listing broker for 1.14 million sq. ft. of multi-tenant industrial business park space in Ontario, CA.
Since joining JLL’s Inland Empire Industrial team in January 2018, Scott has been involved in over 120 transactions totaling 730 acres and over 43 million square feet.
Scott began his real career working as a summer intern for JLL’s West Coast Industrial Capital Markets Team, which specializes in the disposition of primarily institutional industrial assets across the Western US. Following completion of his summer internship with JLL, Scott realized his specific interest with industrial product, and began working for the Inland Empire Industrial Team immediately following his graduation from the University of California, Berkeley in December, 2017.
Jeff Bellitti, Senior Managing Director
Jeff is a Senior Managing Director with JLL who was recognized at as Top Achiever in 2014 and a Gold Achiever from 2015 through 2019. Jeff specializes in the sales and leasing of industrial properties in the Inland Empire marketplace. Landlords and Tenants utilize Jeff to resolve real estate needs such as company relocations, building vacancies, renewals, land dispositions, and investment sales. Since 2017, Jeff has assisted clients with over 200 lease and sale transactions totaling over 12 million square feet.
Jeff began his commercial real estate career in the 1997 in the Inland Empire office of Colliers International (formerly The Seeley Company) where he spent the first 14 years of his career. Jeff joined the JLL Inland Empire industrial services team in 2011.

Mac Hewett, Executive Managing Director
Mac specializes in “big box” industrial real estate throughout the Inland Empire, Central Valley, and greater Southern California markets.
