Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Contact the listing broker for a full understanding of any associated costs or additional expenses for each rent type.
1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Plus Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of cleaning in addition to the rent. 4. Plus Electric: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical cost in addition to the rent. 4. Plus Electric & Cleaning: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the electrical and cleaning cost in addition to the rent. 4. Plus Utilities and Char: A type of Modified Gross Lease where the tenant is responsible for their proportional share of the utilities and cleaning cost in addition to the rent. 4. Industrial Gross: A type of Modified Gross lease where the tenant pays one or more of the expenses in addition to the rent. The landlord and tenant determine these prior to signing the lease agreement.
5. Tenant Electric: The landlord pays for all services and the tenant is responsible for their usage of lights and electrical outlets in the space they occupy.
6. Negotiable or Upon Request: Used when the leasing contact does not provide the rent or service type.
7. TBD: To be determined; used for buildings for which no rent or service type is known, commonly utilized when the buildings are not yet built.

About the Property
*NOTE: SEE COMMISSION RATE IN THIS SECTION BELOW* A RARE, TURNKEY RESTAURANT OPPORTUNITY IN ONE OF AUSTIN’S MOST COVETED LOCATIONS LOCATION. VISIBILITY. COMPLETE BUILD-OUT. PARKING. TRAFFIC. WALKABILITY. Opportunities like this simply do not come available often in Austin—and they are even more difficult to find on one of the city's most desirable and established restaurant corridors. This is a fully functioning, beautifully built-out restaurant and bar opportunity offering an exceptional combination of location, infrastructure, visibility, parking, surrounding demographics, and proximity to some of Austin's most important entertainment and lifestyle destinations. The property features a beautiful stone exterior, thoughtfully designed interior, complete commercial restaurant infrastructure, full bar/liquor capabilities, excellent visibility, substantial vehicle traffic, strong pedestrian activity, and dedicated parking—all surrounded by some of Austin's most affluent and desirable neighborhoods. The location also benefits from tremendous tourist and entertainment traffic, with Downtown Austin, Zilker Park, ACL Fest, and some of Austin's most iconic live-music and entertainment venues all within minutes of the property. THE REAL VALUE IS WHAT YOU DON'T HAVE TO BUILD Attempting to recreate a restaurant of this caliber in Austin today could easily require well over $1 million in build-out costs, followed by the time, expense, permitting, engineering, construction, inspections, and uncertainty involved in navigating the City of Austin. That process could consume one to two years of an operator's time—and at the end of it, you still wouldn't have this location. Here, much of that work has already been done. For an experienced restaurant group looking to enter or expand within the Austin market, this represents an opportunity to acquire a turnkey restaurant platform in a location that would be extremely difficult to duplicate at virtually any price. KEY MONEY & RENT The Owner is seeking $350,000 in Key Money, together with a new long-term lease at a premium rental rate commensurate with the quality, infrastructure, and location of the property. We recognize that both the Key Money and requested rent are substantial. So is the opportunity. When compared against the cost, time, risk, and uncertainty associated with attempting to create a comparable restaurant from the ground up—and then trying to secure a location of this caliber—the economics deserve serious consideration. If you are actively searching for a premier restaurant location in Austin, you already understand just how rarely opportunities like this become available. EXPERIENCED OPERATORS ONLY Respectfully, this opportunity is not intended for first-time or undercapitalized restaurant operators. Ownership is seeking an experienced, financially qualified operator capable of executing an elevated restaurant concept appropriate for the property and surrounding market. Preference will be given to established restaurateurs, successful multi-unit operators, and restaurant groups with demonstrated operating experience and sufficient financial capacity. Exceptions may be considered for an operator or concept that Ownership believes is uniquely well suited to the property. Prospective tenants and their representatives should expect to be qualified prior to scheduling a property tour. This is intended solely to respect the time of Ownership, existing operations, and serious prospective operators. BROKER COMMISSION — PLEASE READ Commission is payable strictly on the $350,000 Key Money and not on the lease rental stream. Total commission shall equal 10% of the Key Money, to be divided equally between the Listing Broker and Procuring Broker. Qualified inquiries only. Additional financial and transaction information available upon request.
