PARK OVERVIEW
The Stony Brook Technology Center (SBTC) was developed over 20 years ago with varying architectural styles for each building but a united campus-like environment remains throughout the park. In place of sumps, retention ponds with fountains are scattered across the park, providing a beautiful natural appearance. The streets are curved to break up the line of sight to avoid a more rigid and industrial atmosphere. Setbacks are strongly enforced to create much more green space and provide the park with a more manicured appearance. Sidewalks were implemented throughout the entire park.
ABOUT WESTERN SUFFOLK
The Long Island towns of Melville, Huntington, Hauppage, and Islandia largely make up Western Suffolk. Accessibility is one of Western Suffolk’s best features, as much of the office inventory is within close proximity to the Long Island Expressway, Route 110, or the Northern and Southern State Parkways. For those opting to commute via train, most towns contain a Long Island Rail Road station. Due to its distance from the Big Apple, this area is largely supported by its affluent Long Island economy, which also benefits from low unemployment and a low crime rate. Suffolk County, in particular, has a GDP of more than $70 billion and has some of the priciest homes in the state.
Much of the premiere office inventory here is located in Melville and Hauppage. The area boasts Canon as one of its largest employers and is home to the firm’s American headquarters. Many major financial institutions are located here, as well, such as Capital One, JPMorgan Chase, and Citibank. In order to attract large occupiers, many buildings contain dining options, conference centers, fitness facilities, and ample parking.
CoStar data shows that a notable amount of buildings have undergone renovation in recent years, which is good news for tenants touring the Western Suffolk area.

Maria Valanzano, Vice President
Maria has successfully worked on an abundance of Real Estate transactions in the Long Island Marketplace. A few
notable deals include Catholic Health Services, Medi Weight Loss, Guardian Life Insurance, Winthrop University
Hospital, NY Bariatric Group, PS&S, and Wolters Kluwer. She transacted the sale of a 15,000 SF office building on one
of the most well-known streets in Garden City, formerly the US Trust Building. In addition, she represented Contour
Mortgage on their 20,000 SF extension and expansion, as well as represented Alliant Insurance on their 20,000
SF renewal. As of March 2019, Maria had subleased 40,000 SF off office space for FalconStor at 2 Huntington
Quadrangle. Maria was a part of the Landlord representation team for leasing and then selling 175 Pinelawn Road in
Melville NY in 2019. Maria is also part of the Catholic Health Services RE Team for Colliers Long Island in which they
leased 50,000 SF at 500 Commack Road in Commack and 14,000 SF at 320 S Service Road in Melville during 2019.
Highlights of her 2020 year include the Expansion of Alliant Insurance at 333 Earl Ovington Boulevard, which consisted

consisted of 7,361 SF. She transacted the sale of two multifamily buildings located on Grand Avenue in Baldwin in
July 2020. As of August 2020, Maria is part of a team from Colliers Long Island to represent CLK Properties on the Landlord Representation of 275 Broadhollow Road, a 150,000SF Class A Office Building in the heart of Melville, NY. As of September 2020, Maria is one of two agents from Colliers representing Tritec & UBS on the leasing of Stonybrook Technology Center Medical Office Park consisting of +/- 200,000 SF.
