Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. Uptown Charlotte is the center of the Queen City. As the busiest commercial district in Charlotte, Uptown is home to a number of major employers, as well as an abundance of hotels, apartments, and entertainment options. The area is encompassed by Interstate 277, which provides direct access to Interstates 77, 85, 485, and the Charlotte Douglas International Airport. However, Uptown is also highly walkable, and the LYNX light rail provides easy transportation to surrounding areas in the metro.
As the heart of Charlotte, it’s no surprise that Uptown is the metro’s most densely populated area. The area also contains one of the largest concentrations of college graduates, with more than half of the population holding a bachelor’s degree or higher. Population growth has also been strong here, thanks to an influx of 20–34-year-olds to the area.
