PROPERTY OVERVIEW
22-15 43rd Avenue (The Lion Match Building) was built in 1924 as a matchstick manufacturing and warehouse location for the Lion Match Company. The four story building was converted from an industrial property into a 60,000 RSF boutique commercial office & retail building in the early 2000’s. The property is owned by Twenty Third Street Associates, LLC and is managed by Werwaiss & Co. Werwaiss & Co. and its affiliates are a 4th generation family owned business that owns and manages over 75 properties in the Long Island City area. Twenty-Third Street Realty Assocs LLC has owned the building since 1986. The initial conversion of the building in the early 2000’s involved a complete gut renovation of the property into a first class commercial office building. The renovation included the creation of a new lobby, the installation of new passenger and freight elevators and the installation of new thermopane windows. The building is now in its second phase of a lease up as a commercial office building and ownership has completed the build out of brand new common corridors on the 2nd and 3rd floors as well as installing brand new men’s and women’s bathrooms on those floors. Brand new, roof mounted HVAC system is also being added to service the 2nd & 3rd floors. Ownership is also refreshing the lobby to include the expansion of an existing mural and the addition of a permanent desk for the building attendant. For tenants that qualify, the building can provide several Long Island City incentives including REAP, CRP and Energy Assistance Program. The landlord will consider reasonable divisions of the spaces.
