Just across the South Carolina border from Charlotte, York County offers easy commuting distance to office jobs in Uptown and Ballantyne and highly ranked school systems. Single-family homes, apartments, and mixed-use projects such as Kingsley and Baxter have brought a mixed-use environment to the Fort Mill area, housing major headquarters such as Domtar and Sunbelt Rentals. Further south, several downtown redevelopment projects have transformed the county’s largest city, Rock Hill, from a declining textile-dominated downtown into an active entertainment node.

The presence of 6,000-student Winthrop University, combined with a large inventory of older textile mill space, has spurred opportunities for adaptive reuse. The Knowledge Park project has brought both entrepreneurial startups and office operations for area manufacturers such as Atlas Copco.

Jay Coleman, Office Partner
Jay Coleman joined The Keith Corporation (TKC) in 2020 and serves as an Office Partner responsible for leading all office focused development, acquisitions, and brokerage efforts on behalf of the company.  His duties include overseeing the overall strategy, operations, business development, and marketing within the Office Division.

Before joining TKC, Jay was a Vice President with Northwood Office in Charlotte, where he co-led all leasing efforts across a 4.4 million square foot, 42-building portfolio. Prior to Northwood Office, Jay served as Vice President with Stream Realty Partners, where he co-led the Office Division and was focused on project leasing and identifying strategic investment opportunities for the firm and its clients.

Prior to beginning his career in commercial real estate, Jay spent over a decade serving in the United States Marine Corps as an AH-1W Attack Helicopter Pilot, achieving the rank of Major, and completed a combat deployment to both Iraq and Afghanistan.

Jay is a graduate of Virginia Military Institute, where he received a Bachelor of Arts degree in Economics and Business.  Additionally, he is a graduate of the UCLA Anderson School of Management, where he received a Master of Business Administration degree.
Cliff Benson, Retail Broker
Cliff joined Thrift Commercial Real Estate Services in 2019 with a focus on providing quality service for both Landlords and Tenants. Prior to brokerage, Cliff built a market wide database of re-zonings and transactions within the last 10 years. He has a vast understanding of urban market data, zoning regulations, and property values; which greatly assists his clients as they navigate the best real estate solutions.

Cliff spent most of his life in Raleigh, North Carolina but now lives in Charlotte with his wife, Mary.

Charles Thrift, Partner, Retail Broker
Charles started Thrift CRES in 2016 to provide owners a premium experience in evaluating their real estate needs, whether it be a new development, a redevelopment or a difficult land acquisition.

Over the past 25 years, Charles has worked in a number of roles in Charlotte firms, all of which included some form of leasing. Charles takes great pride in providing landlord’s and developers superior service, deep market knowledge, all with an owner’s mentality. Understanding how to make a deal that works for both parties.

Charles worked in retail leasing and brokerage with Collett, Crosland and Aston Properties where he was responsible for leasing a multitude of projects for an array of partners and third party owners. The projects were across the southeast and enabled him to create a significant broker network that he uses today.

Charles is a Charlotte native and continues to live in the city he loves with wife, Lauren. Their two boys are now in college, and they spend as much time as they can trying to hang out with them!
