The Offering presents the unique opportunity to quickly develop and acquire a CBD Chicago data center through a lease or purchase. James McHugh Construction (Developer) has been a prominent Chicago builder since 1897 and has developed a pedigree in developing complex construction in Chicago and throughout the country. The Property will provide 40 MW’s of power, with immediate delivery of 16 megawatts coming upon completion of construction. ComEd will deliver 8 MW’s every 6 months thereafter until reaching the 40 MW’s. The Property has an approved PD in place with the City of Chicago and the Property can be delivered within 15 months. This Project is a hardened, purpose-built, greenfield project and is an approximate 363,000 square foot building with seven (7) floors at approximately 47,000 RSF each. In addition to the 363,000 RSF data center, there is a 48,415 square foot, 113-space parking deck and equipment, fuel and generator storage area. Additionally, the Property could receive 6B tax classification with Cook County.
