DESCRIPTION

CBRE’s Land Services Group is pleased to offer for sale a 1.68 acre mixed-use development block at 2275 Mer Bleue Rd (the “Property” or “Site”) in Orléans within the City of Ottawa. Situated at the southeast corner of Mer Bleue Rd and Brian Coburn Blvd, the Site (Block 32) is part of a larger approved subdivision on the remaining property, which the vendor is retaining and building. Based on development concept plans for the Site, it is anticipated that upwards of 150 residential units can be built on the Site with commercial/retail space located at-grade, that will help to service the existing and future residents of the area. A Site Plan application will need to be submitted by the purchaser, which will refine the development and building standards including height, unit count and parking. Site servicing of the subdivision will be completed by end of 2022, providing services to the door for the Property. Registration of the subdivision is anticipated for late 2022, at which time the Property will be conveyed. The vendor has submitted a ZBLA for the entire property as part of its ongoing subdivision development efforts, including the Property (Block 32). The principal effect of the proposed ZBLA will be to update the site-specific schedule for the entire lands to reflect the final area of Block 32 and to allow for some residential uses on the Site, in addition to those uses already permitted by the current zoning. The following uses are currently permitted: animal care establishment, animal hospital, bank, catering establishment, community centre, community health and resource centre, day care, drive-through facility, emergency service, home-based business, instructional facility, medical facility, office, personal brewing facility, place of worship, restaurant, retail, service and repair shop, among other commercial uses. The Property is surrounded to the east and south by several significant and established neighbourhoods including Minto’s Avalon Vista developments (Phase 5& 6 - 100% SOLD) and Richcraft Home’s upcoming Trailsedge development to the west across Mer Bleue Rd, as part of the East Urban Community (EUC) Phase 3 Plan, which the Site is just outside of. It is envisioned that the EUC Phase 3 Plan area will be a hub of activity for the residents of Orléans and surrounding communities. Once built out, the areas mix of housing (up to 5,200 units) offices, shops and commercial services, combined with leisure and recreational opportunities will make this area an attractive place to live, work, and play. The offering provides a prime infill opportunity that is draft plan approved allowing for a mixed-use, mid-rise development within a growing and highly sought after node of Ottawa.
