Neal Ohm, Managing Director
Neal Ohm serves as a Managing Director with Newmark. Based in both the New York City and Toronto offices, Ohm has more than 15 years of experience in retail real estate focusing on hospitality, boutique fitness, fast casual dining, education and many other uses. Specializing in these two urban markets gives Ohm a unique perspective on both retailer and owner representation.

Ohm’s retail clients include DIG, (formerly Dig Inn) 16 Handles, Alma Bank, Barry’s Bootcamp, Ben and Jerry’s Ice Cream, INDAY, Los Tacos No. 1, New York Kids Club, Neuehouse, The Parlor, Rise Nation and several others. Ohm launched the rollout of the Barry’s Bootcamp brand in New York City, sourcing and handling lease negotiations for all locations, including the top three performing units in the company’s international portfolio. For his master brokership role with DIG, he sourced and negotiated more than 15 locations on behalf of the brand. As exclusive representative for New York Kids Club, Ohm also handled the sourcing and negotiation for seven New York City sites to position the company for a capital infusion. For Unilever, Ohm represented Ben and Jerry’s Ice Cream in securing its Times Square Flagship, which is the highest grossing store in the chain.

Ohm’s ownership client roster is equally as prestigious and diverse, and includes Buckingham Properties, Paramount Group, Rubenstein Partners, RFR Realty, Savanna and several others.

Ohm joined Newmark in 2019, when parent company Newmark Group, Inc. acquired Newmark, a New York-based retail real estate brokerage and investment firm. He joined RKF in 2017, to concentrate on the New York and Toronto retail markets.

Prior to RKF, Ohm operated his own firm, Neal Cabot Ohm. Ohm worked in-house with luxury brands Maserati, Prada, and Tuleh before launching his career in commercial real estate.
Caleb Petersen, Senior Managing Director
A 15-year veteran of the retail real estate industry, Caleb Petersen has developed strong expertise in landlord and tenant representation in retail markets throughout the U.S. Petersen focuses primarily on assisting retailers in their strategic expansions regionally and nationally.

Petersen has represented an impressive list of national retailers, including Aquatalia, The Frye Company, Global Brands Group, Marc Jacobs, Oakley, Opening Ceremony, Psycho Bunny, rag & bone and Shakespeare and Co. He has also represented such well-known international retailers as B&B Italia, Furla, Gianvito Rossi, J.Lindeberg, Joe & The Juice, Paul Smith, T2, Unilever and Uno de 50.

Recently, Petersen arranged transactions on behalf of Aquatalia, Gianvito Rossi, Mr. and Mrs. Italy and Mackintosh on Madison Avenue. He also represented The Frye Company in its leasing of 14 store locations, including those at University Village in Seattle, Thompson Hotel in Nashville, Fillmore Street in San Francisco, SouthPark Mall in North Carolina and Fifth Avenue in New York City’s Flatiron District. Additionally, he secured numerous locations for rag & bone, including the brand’s flagship locations in Chicago, Boston and Los Angeles’ Brentwood neighborhood. Most recently, he secured space on behalf of Rothy’s in New York City’s NoLita neighborhood; Amaffi’s flagship at 432 Park Avenue in New York City; Psycho Bunny in Miami; Amour Vert in Atlanta; Gianvito Rossi in Hawaii and Las Vegas; and Shakespeare and Co. in New York City’s Upper West Side and on Walnut Street in Philadelphia.

Petersen has also represented a prestigious list of owners, including Jamestown Properties, Rockpoint Group, LCOR, RFR Realty and Hines. On behalf of Jamestown Properties, he was involved in repositioning Chelsea Market and arranged a 16,153-square-foot lease there with Anthropologie and at One Jackson Square, where 4,200 square feet was leased to TD Bank on behalf of RFR Realty and Hines.
Benjamin Birnbaum, Vice Chairman
Benjamin Birnbaum joined Newmark’s Retail Services in 2007 at the firm’s New York headquarters, where he was named the youngest Vice Chairman in Newmark’s history. He specializes in landlord and tenant representation on both a national and local level. Since joining the firm, Birnbaum has completed hundreds of transactions valued at more than $4 billion. On the landlord side, Birnbaum has represented prominent owners such as Abington Holdings, Columbia Property Trust, GFP Real Estate, Global Holdings, Hines, Hubb NYC, Invesco, JVP Management, Nuveen, The Olnick Organization, Related, The Rockefeller Group, RFR Realty, Ruben Companies, SL Green Realty and Stonehenge Management LLC. Some of Birnbaum’s recent success on the agency side include his ongoing representation of 1501 Broadway in Times Square, where he completed transactions for Taco Bell’s flagship restaurant as well as Raising Cane’s first New York City restaurant. He also represented Nuveen in their 6,500-square-foot lease to Lululemon at 1529 Third Avenue. He represented GFP Real Estate at 560 Broadway, in a transaction to Aritzia, replacing Dean and Deluca, in arguably one of Soho’s most important corners.

Birnbaum also has extensive tenant representation experience. He has a stellar reputation for implementing and executing rollout strategies across North America. He currently represents Summit Health, CityMD’s parent company, which he has helped grow from four locations to more than 150. Additional current clients include Alo Yoga, American Vintage, Blink Fitness, Canali, dntl bar, Fila, GANNI, Glosslab, Grand Seiko, JD Sports, Lilly Pulitzer, Madison Reed, Manolo Blahnik, Metropolitan Commercial Bank, Peloton, Rendrcare, The Swatch Group and Watches of Switzerland. Birnbaum also has immense experience in the food and beverage industry, playing a key role in the rollout of Five Guys, Gregorys Coffee, Juice Generation, Potbelly Sandwich Shop and Pret A Manger, accounting for more than 100 new store openings combined. He recently represented Din Tai Fung in securing more than 25,000 square feet at 1633 Broadway for their first East Coast restaurant.

Some of Birnbaum’s recent successes include representing Alo Yoga for their 8,000-square-foot flagship store at 600 Fifth Avenue, and their Boston Flagship in the Prudential Center; representing Fila in their first North American retail store at 565 Broadway; representing Canali at 600 Madison Avenue; securing Peloton’s 35,000-square-foot “Super Studio” at 5 Manhattan West; Peloton’s headquarters office lease of 300,000 square feet at 441 Ninth Avenue; Manolo Blahnik’s first North American store and offices at 717 Madison Avenue; JD Sports’ 35,000-square-foot Times Square store at 1466 Broadway; Watches of Switzerland’s first New York City location, located at 60 Greene Street; MedMen’s flagship at 433 Fifth Avenue; and Shake Shack’s Test Kitchen and headquarters at 225 Varick Street. He also represented the iconic Rizzoli Bookstore in its relocation to 1123 Broadway and Equinox in its 40,000-square-foot lease at 315 Park Avenue South.

In recognition of his accomplishments, Birnbaum was named Newmark’s Top Producing National Retail Broker in 2017, 2019 and 2020, New York Retail Broker in 2018 and 2021 Also in 2017, Birnbaum received the Most Ingenious Deal of the Year award from the Real Estate Board of New York (REBNY) for his work with Peloton at 5 Manhattan West. He is a member of the Real Estate Board of New York (REBNY), International Council of Shopping Centers (ICSC) and Young Men’s/Young Women’s Real Estate Association (YMRWEA).He is a board member of Café Joyeux USA and is an active member of Autism Speaks.
Andrew Taub, Associate Director
Andrew Taub is an Associate Director at Newmark’s New York headquarters, where he specializes in the representation of both tenants and owners in retail leasing transactions.

With his comprehensive knowledge of the city’s commercial real estate market, Taub is able to provide tenants with strategy, advice and assistance for meeting their real estate requirements. He also relies on his retail prowess to assist owners in finding the most suitable and creditworthy tenants. Taub has worked with such tenants as MedMen, which he helped secure its New York flagship at 433 Fifth Avenue, and Gregorys Coffee, which he currently represents in its expansion throughout the greater New York area. He represented Din Tai Fung in securing 25,000 square feet at 1633 Broadway for its first east coast restaurant. He also represents Metropolitan Bank and helped the tenant secure its new midtown branch at 1431 Broadway.

As an owner representative, Taub currently represents or has represented New York-based GFP Real Estate, Related Companies, Gould Investors L.P., Rosemark Management, Stonehenge LLC, The Olnick Organization, and MarshMcLennan, among others. On behalf of GFP Real Estate, he successfully leased newly constructed retail space at 100 Pearl Street for Urban Space’s first FiDi location, as well as completing transactions with Aritzia at 560 Broadway, and Wilson and Athleta at 594 Broadway. In Times Square, Taub represented Rosemark Management in its leasing of space at 1501 Broadway to both Taco Bell and Raising Canes for their respective New York City flagships.
