About Northeast Dallas

The Northeast Dallas area is a well-established, in-town industrial center in the metroplex. The area is diverse and can be segmented by areas inside LBJ Freeway and outside LBJ Freeway. The largest concentration of industrial tenants fall outside of LBJ Freeway towards Garland. An outer ring suburb, Garland is one of Dallas-Fort Worth’s original boomburbs, with heavy concentrations of industrial employment and blue-collar employment base.

Geography and transportation are strategic considerations for tenants in this part of Dallas. The area includes primary transportation arteries: the LBJ Freeway, U.S. 75 North, and in the outer section, President George Bush Tollway. The existing tenant base includes manufacturing firms, retail and wholesalers, and transportation. The largest tenants include Kraft Foods, which has a large manufacturing location in Garland; home goods store At Home, which has a large distribution facility; and watch retailer Fossil, which has space near its corporate headquarters in Richardson.

With one of the largest existing inventories of industrial buildings, new construction in Northeast Dallas has been limited compared to other rapidly growing areas of Dallas-Fort Worth. Largely built-out, available land is the biggest constraint for new buildings.

Given excellent highway and rail access, robust leasing activity is keeping vacancies low. Rental rates are on par with the Dallas-Fort Worth average.
