Matthew Knowles, First Vice President
Matthew Knowles is a First Vice President with CBRE’s Advisory & Transaction Services group focusing on tenant and landlord representation in the Philadelphia Region. Matt is a key member of the Philadelphia Life Sciences Team, where he specializes in leasing of lab, cGMP and office space and tenant advisory for companies at various stages of their lifecycle. He works closely with his clients to develop thoughtful real estate strategies and negotiate and execute lease transactions.

Matt has over 15 years of real estate experience, initially joining CBRE in 2006 as a Transaction Manager. During his time at CBRE, Matt has represented many key clients, including several large corporate users. He has completed over 250 transactions for his clients that include various lab, office and cGMP projects.

Prior to joining the Advisory & Transaction Services group, Matt interned with CBRE's Research and Marketing team in Philadelphia, Pa. During this time, Matt assisted CBRE sales professionals to provide demographic analysis, market research, and market forecasting.

Matt, takes great pride in providing only the highest level of service to his clients. He believes in conducting his business with Respect and Integrity.
Paul Touhey, Executive Vice President
Paul Touhey is an Executive Vice President at CBRE specializing in industrial properties. He is licensed in Pennsylvania, New Jersey, and Delaware and advises clients on the acquisition and disposition of distribution and manufacturing facilities. While his focus is in the MidAtlantic states, he has overseen transactions on behalf of clients nationwide as well as internationally. He is one of the Philadelphia region’s most knowledgeable and experienced real estate professionals in life sciences facilities and is often called on to consult on these highly specialized projects. Paul’s experience in manufacturing facilities has not only resulted in the sale and leasing of these properties but has also impacted their redevelopment into new last mile and big box distribution facilities.

Paul is part of an 8-person industrial team in Philadelphia and along with traditional acquisition and disposition services, the team consults with clents to analyze sites for highest and best use, perform strategic site assessments, review and manage global real estate portfolios, and advise on investment real estate strategies.

Since joining CBRE in 2001 after graduating from Penn State University, Paul has been involved in over 700 transactions totaling over $2.5B in value.
Cody Lehrer, Senior Vice President
Cody Lehrer is a First Vice President in Radnor, PA where he focuses on strategic planning and lease negotiations for tenants and landlords throughout the Greater Philadelphia region. In addition, Cody is also a member of the Philadelphia Life Sciences Team, where he specializes in advising occupiers and investors of laboratory facilities. His creative and detail-oriented approach allows clients to consistently receive world class real estate solutions.

Cody began his time at CBRE in 2013 as a Research Analyst where he assisted in tracking and analyzing local market trends across all product types. He was also a captain of the lacrosse team at Mount St. Mary’s University, where he helped lead the program to two conference championships and one NCAA tournament appearance. Cody now lives in Jenkintown, PA with his wife, three daughters and two dogs.
Anthony Pell, Senior Associate
Anthony Pell is an Associate with CBRE focusing on account management and tenant representation for the Advisory & Transaction Services group in Philadelphia. He works with occupier clients on all aspects of the transaction process including strategic real estate planning, market and financial analysis, site selection, lease negotiations and transaction management on a multi-market basis.

Anthony joined CBRE as a Portfolio Coordinator on the Comcast Xfinity Account in January 2016 before being promoted to Transaction Manager in January 2017. He assisted in the completion of over 150 Xfinity transactions in cities around the United States and helped to manage a portfolio of over 500 properties. Anthony joined the Zwengler/Zirk/Knowles Advisory & Transaction team as an Associate in January 2018.

Prior to joining CBRE, Anthony was employed by Valbridge Property Advisors, a commercial appraisal firm, where he specialized in valuations within Center City Philadelphia and the surrounding region. Major assignments included corporate headquarters, trophy-class office buildings, leading universities, and multi-property portfolios.
