Landlord Responsibilities include the following: Landlord is to keep in good repair and shall be solely responsible for replacing when needed the roof, foundation, structural supports, exterior walls (exclusive of all doors, windows, and glass),of the Premises and the parking areas provided that Landlord shall not be responsible for repairs or capital replacements rendered necessary by the negligence or intentional wrongful acts of Tenant, its employees, agents, invitees, or contractors.
