ABOUT TRENTON/295

More than 34 million square feet of industrial inventory can be found in the Trenton/295 area. Trenton’s location in the middle of New Jersey provides quick access to New York City and Philadelphia, as well as other major cities along the Northeast Corridor. The region’s inventory is largely clustered around Trenton Freeway, but concentrations of large properties also exist in Hamilton and Robbinsville. The Northeast Business Park in Robbinsville contains about 5 million square feet of industrial inventory.

Industrial properties in the Trenton area have great highway access, and Philadelphia is about an hour’s drive away, while New York City is less than two hours away. The Trenton Freeway and U.S. 206 are the major routes running through the city of Trenton, while many others service the surrounding communities. These highways include Interstate 195, which runs east-west, and Interstate 295, which runs in a horseshoe around Trenton.

The area’s central location along the Northeast Corridor makes it a popular choice for tenants in the e-commerce and transportation industries. Amazon has multiple locations in Robinsville. McMaster-Carr Supply Company, Effective Warehousing, and S&S Activewear are among the other largest retailers with warehouse locations here. Some of the largest transportation industry tenants are United Distribution Services, FedEx, Kuehne + Nagel, and Experior Global.

LEASING TEAM

LEASING TEAM

Marcus Petrella, Partner
As the elder statesman for the KBC NJ team, Marc has worked in New Jersey industrial real estate for more decades than he is comfortable admitting to at this point. Prior to joining KBC, Marc spent the better part of the most recent decade at Cushman & Wakefield, where his clients included Prologis, Link Industrial Properties, Black Creek Group, Penwood, Dermody, Lincoln Equities, First Industrial, the Rockefeller Group, and many others.

Before Cushman & Wakefield, Mr. Petrella was the First Vice President and Market Officer at Prologis, responsible for the overall performance and profitability of Prologis’s 18.6 million square foot real estate portfolio. His Prologis tenure was preceded by his term as a VP of Leasing for Keystone Property Trust where he had responsibility for their 11 million square foot New Jersey portfolio. Marc began his career in brokerage at CBRE back in the age of wooden ships and ironmen as brokerage was one of the few jobs available at the time to those not made of iron. Mr. Petrella’s occupier clients range from Fortune 500 Corporations to local and regional companies. His experience spans all aspects of industrial real estate, including the acquisition of land and buildings, site design, entitlement, development, lease and sale of build-to-suit and existing facilities, and the disposition of surplus properties as well as investment sales.
Michael Kimmel, Partner
Michael Kimmel joins KBC after nearly a decade at Cushman & Wakefield where he covered the New Jersey and Baltimore industrial markets and everywhere in between.  As a glorified cold caller, Michael feels fortunate to have concluded his time as a Managing Director at C&W, where he ranked within the top 40 of all brokerage producers in the Americas.

Michael's areas of expertise include off-market sale transactions, tenant representation (renewal vs. relocation analysis-both local and national), and landlord representation.  Over the past 3 years in NJ as the team's unofficial walk-on, Michael's efforts led to over $117 million in sales volume, and 50 tenant rep deals totaling just over 3.5 million square feet.  Tenant clients included Piramal Glass, Turtle & Hughes, Legacy Converting, PrimeSource Building Products and Ahold USA. Landlord clients include Black Creek Group, Duke Realty, Link Industrial, PGIM and PLD among others.
Jason Goldman, Partner
As if 2020 couldn't get any more challenging, Jason & his partners decided to join KBC after years of nagging by the KBC Leadership team. Jason spent 26 years (yes 26 – and he's only 49) at Cushman & Wakefield as an industrial real estate broker perfecting his craft, which has consistently earned him a Top 20 National Industrial Production spot and was a member of the firm's Industrial Executive Board for many years.

Jason has been fortunate enough to have agency clients such as Nuveen, CenterPoint, Morgan Stanley, Black Rock, and JCC. As to the occupier side, Drive DeVilbiss, Giant Bicycle, Hayward Industries, Turtle & Hughes, and a small, but well-known growing e-commerce company have been loyalists for well over a decade. Jason's expertise includes occupier and network strategy, national leasing, built-to-suits, off-market sales, unmatched market knowledge (think rain man), and outlasting anyone in a game of 21 questions.
Andrew Siemsen, Partner
Andrew Siemsen has over 25 years of experience in real estate. His activities include representing tenants and landlords on both acquisitions and dispositions of warehouse and distribution properties through the lease or sale process. Andrew is a licensed salesperson in both New Jersey and New York, with most of his activity taking place in Northern and Central New Jersey and Southern New York state.

Prior to joining KBC in January of 2021, Andrew worked at Cushman and Wakefield for 20 years, most recently as an Executive Managing Director. Andrew is a ten-time CoStar Power Broker and is a two-time Top 25 Industrial Americas Producer for Cushman and Wakefield.
