About Midtown
Midtown is located in a part of Houston that has experienced considerable gentrification over the past few decades. There is perhaps no neighborhood in Houston that is more centrally located to the strong and growing cohort of upwardly mobile young people with above-average disposable incomes who now call the Rice Military area—along with the Heights, Lazybrook/Timbergrove, Neartown/Montrose and Upper Kirby areas—home. Midtown is also close to some of Houston’s most upscale neighborhoods, including River Oaks, Memorial, Tanglewood, and West University.
The easy ingress and egress of office buildings in this area make it an attractive place for professional and business services companies and medical office tenants who serve this booming area. It is also near some of Houston’s premier cultural and entertainment destinations, including the Museum District, Theater District, Downtown Houston, and NRG Park. Top-tier shopping in River Oaks and Galleria/Uptown are also close by.
Significant multifamily and townhome development has occurred within and around Midtown in recent years. By contrast, new office construction has mostly taken place in nearby downtown, the Galleria/Uptown area, and Greenway. As a result, office vacancies here are low by Houston standards, and office availability is limited. Rents are at the lower end of the top 10 areas in Houston, creating value for tenants here.
