The designated beneficiary of the subject property is Common Schools (K-12). They will receive revenue from the lease fees paid for the use of this land. For lease is approximately 25.0+/- acres of school trust land in Kalispell, Montana within the Spring Prairie Planned Unit Development. The property is located in an area experiencing a high level of growth with multiple parcels transitioning from large agriculture and low-density residential parcels to higher density and mixed-use developments. There are multiple developments either under construction or have recently received city approval for development in the immediate area. The City of Kalispell also recently completed the Westside Sewer Interceptor project that expanded city services to the area. The parcel is located southwest of the Spring Prairie Center, a large commercial shopping development in north Kalispell. Glacier International Airport is located 10 miles northeast of the parcel and Logan Health Medical Center is located approximately 3 miles southeast of the parcel. The Moraine Parcel is bordered on the south by Four Mile Drive, on the east by US Highway 93 Alternate (Kalispell Bypass) and to the west by Stillwater Road. There are multiple easements adjacent to the property for roads. The property currently has no improvements.

The legal description of the land available for lease through this RFP is a 25.0 +/- acre parcel identified as Moraine, located in a portion of the SW1/4 of Section 36, Township 29 North, Range 22 West, within the city limits of Kalispell, in Flathead County, Montana. The subject property is currently zoned Spring Prairie PUD (Planned Unit Development)/R-4 – Residential PUD. Use and development of Section 36 is guided by an adopted neighborhood plan that has been integrated into the Kalispell Growth Policy. Specific guidance is provided by the PUD Agreement. Both documents are available from the Kalispell Planning Office. The PUD development agreement establishes the property zoning and expectations for development and extension of services.
