About Route 46 Corridor

The Route 46 Corridor is about 15 miles west of Manhattan and north of Newark. Excellent highway access running through the area provides quick travel to these major cities, as well as many suburban locations in northern New Jersey. The corridor is surrounded by some of the wealthiest communities in the state, and companies here have access to a highly educated and talented workforce. Most office properties in the area are smaller than 50,000 square feet, but a handful of larger buildings also exist, primarily located in Elmwood Park and Saddle Brook.

The Route 46 Corridor features excellent transit access, with many options via highway and rail. US-46 and the Interstate 80 Express run east-west through the area, while the Garden State Parkway and NJ-17 run north-south. Several stops on the Pascack Valley and Bergen County lines of New Jersey Transit are located here, offering access to New York Penn Station. Office properties here are also in close proximity to Teterboro Airport, a popular hub for corporate aircrafts.

Tenants in the area are spread through a variety of fields, with medical and financial companies most common. Quest Diagnostics is the largest tenant and owns a large office in Teterboro. Bio-Reference Laboratories and River Drive Surgery & Laser Center are other notable medical tenants. Max is also a head coach for the Don Bosco Prep Varsity Mountain Bike Team and a board member of Ridgewood Montessori.
Glenn Dulmage, Senior Vice President
Glenn joined MRH in 2006 bringing over 25 years of office leasing and sale experience. He joined the senior leadership team at MRH in 2006. Glenn has established himself as a trusted advisor to regional and entrepreneurial office landlords across Northern New Jersey and is widely regarded as one of the most prodigious deal makers in the field in both leasing and sales. Half of his business comes from representing Tenants in our local market place. Glenn has completed well over $200,000,000 in transactions and boasts an overall occupancy level of over 95% in the roughly 40 buildings he represents.

Prior to joining MRH, Glenn worked at CB Commercial for 12 years where he earned the distinction of being named the top producing salesperson in New Jersey 5 years in a row.  Prior to CB Commercial he worked at CBRE and Merrill Lynch specializing in real estate limited partnerships.

Glenn graduated from University of Richmond in Virginia where he earned a B.A. in finance and marketing.
Conor Ryan, Senior Associate
Conor joined MRH in July 2022. Conor graduated from Rutgers University with a bachelor’s degree in Environmental Business Economics. He has represented tenants and landlords on leases and sales in both office and retail throughout New Jersey. Most recently, Conor represented Acutis Diagnostics on the acquisition of a building in the Princeton, NJ market. Tacoria Mexican Street Kitchen is another one of his clients.

He is involved with the Embrace Kids foundation through Rutgers and some of his hobbies include running, mountain biking, hiking, and networking.
