About Tempe
Tempe is a large first-ring suburb in the East Valley of Phoenix. The area boasts strong connectivity via the Loop 101, Loop 202, U.S. 60, and Interstate 10 freeways, giving industrial users easy access to the metropolitan area’s more than 5 million residents. Phoenix Sky Harbor International Airport is within a short 10- to 15-minute drive, and it offers flights to over 140 domestic and international destinations. Tempe is home to Arizona State University, the largest university in the country, where more than 57,000 students are enrolled at the main campus. The university, along with an attractive quality of life, provides the area with a deep pool of talented labor and healthy demographics that support the area’s long-term economic outlook.
The location has a strong roster of existing industrial users related to manufacturing and distribution. Honeywell, Lucid Motors, the Coca-Cola Company, and UPS are among the largest space holders in the area. In nearby Chandler, Intel is underway on a $20 billion expansion of its Ocotillo semiconductor manufacturing campus, which broadly strengthens demand for all types of real estate.
Industrial tenants have been willing to pay up for access to Tempe and its robust long-term demand drivers. Health population gains and continued business growth strengthen the area’s value proposition, keeping vacancy consistently below the overall market level.
