About North San Jose
North San Jose has a long history as a central hub for Silicon Valley tech companies to locate their manufacturing and research facilities. The neighborhood lies between San Jose International Airport and the San Francisco Bay and comprises primarily commercial and industrial land uses. In fact, North San Jose has the largest provision of each of these asset types in the entire metro area.
Technology companies are the leading occupiers, with semiconductor manufacturing and data processing accounting for most of the activity in both office and industrial buildings. Some of Silicon Valley's most storied companies have large representations here, including Cisco Systems, Google, Intel, and NetGear, as well as newcomers such as TikTok parent ByteDance.
North San Jose benefits from excellent access to public transit. Santa Clara's VTA orange light rail line traverses Tasman Drive through the area’s northern end, stopping at the Champion, Baypoint, and Cisco Way stations, and its green and blue lines extend directly down First Street, stopping eight times here en route to Japantown, downtown, and farther south. Caltrain's Santa Clara and College Park stations provide access to destinations east of the airport, such as the recently developed Coleman Highline office park. In addition, Highway 101 provides direct freeway access into the San Francisco Peninsula, while Interstate 880 allows excellent access to the East Bay. The combined benefits of infrastructure and transit make North San Jose a compelling proposition for industrial tenants.

Ralph Borelli, Chairman
Ralph soon began expanding the firm’s capabilities—from brokerage, development, and management of residential, retail, and industrial properties to the broad range of services it offers today. In 1979, Ralph directed the formation of Borelli Investment Company’s first syndicated partnership to acquire multi-tenant industrial and office properties. In its history, Borelli Investment Company has formed over 35 partnerships with a portfolio of more than four million square feet, valued at over $600 million in property management accounts. Currently Borelli has 11 partnerships operating a total of nearly 1,000,000 sq. ft. that is valued at over $250 million.
In addition to providing overall direction for the company, Ralph has negotiated several joint ventures on various industrial and office developments. He has also sold in excess of 2,000 acres of land, 150 buildings, and negotiated more than 4,000 leases.
Ralph received his degree in real estate from San Jose State University in 1976. In addition, Ralph has worked with numerous industry groups and earned many distinctions within his profession. These include:
