ABOUT GTOWN/DUWAMISH N

Seattle’s Industrial District is uniquely positioned as a gateway to the SODO area and downtown further north, and Boeing Field to the south. As one of the densest industrial neighborhoods in Seattle, the tenant base is diverse, including: manufacturing, logistics, food processing and cold storage. Major employers in the area include Boeing and the Port of Seattle. Some larger industrial users include Amazon, FedEx, WestRock and Ardagh Group.

The lack of large available land parcels has developers focusing on infill projects or renovating existing structures to suit different uses such as flex, retail or office. Residential development is very limited, as most of the area isn’t zoned for housing. However, a variety of retail offerings in the area, including Costco, seek to capitalize on a high flow of worker traffic in and out of the area.
