John Criddle, Executive Vice President
As an Executive Vice President, John Criddle leads CBRE’s Office Agency Leasing team in South Florida, including Joe Freitas, Max Pawk, and Allie Lancashire, who oversee a diverse office portfolio of over 4 million square feet across Palm Beach and Broward Counties.

With more than 18 years of experience leasing new construction and established office product on behalf of national and local owners, Mr. Criddle has successfully developed a reputation as a trusted advisor.

His team’s portfolio has been strategically assembled to achieve a no-conflict relationship with different ownership groups in each submarket. This market coverage strategy, in conjunction with Mr. Criddle’s strong tenant brokerage relationships, has been instrumental in solidifying his reputation as one of the best landlord agents in Palm Beach and Broward Counties.

Since 2007, he and his team have represented over 7 million square and have executed over a 1,000 leases on behalf of his clients. John’s team is consistently recognized as one of the premier agency teams responsible for leasing some of South Florida’s most notable office projects.

Prior to joining CBRE, Mr. Criddle spent 14 years as Executive Director at Cushman & Wakefield and three years as a Leasing Director for Rendina Companies, a national medical real estate developer. Joe Freitas, Senior Vice President
Joe Freitas is a First Vice President for CBRE’s Agency Leasing team, specializing in owner representation for a portfolio consisting of more than 4,000,000 square feet of space between Palm Beach and Broward Counties. He is responsible for advising clients on property-specific programs to drive leasing activity, increase tenant retention, maximize rental rates, and stabilize operating income. For each transaction, he works collaboratively with the client’s team to define business requirements, analyze opportunities, develop strategies and execute solutions to protect their interests and create value.

Prior to joining CBRE, Joe was a member of the Cushman & Wakefield platform for over eight years. At Cushman & Wakefield Joe alongside his partner John Criddle grew their Office Agency portfolio from approximately 1,000,000 to over 3,000,000 square feet representing strong institutional and private capital ownership groups throughout Broward and Palm Beach Counties. Max Pawk, Vice President
Max Pawk, Senior Associate, is a member of CBRE’s office agency leasing team, working exclusively with John Criddle and Joe Freitas. He is responsible for representing both institutional and entrepreneurial investors in the ownership of office properties across Broward and Palm Beach counties. Max’s primary focus consists of advising clients relative to the development and implementation of aggressive leasing and marketing strategies that most competitively position their assets to maximize overall occupancy levels and create value for ownership.

Prior to joining CBRE, Max initially spent five years with NAI representing tenants and landlords in Boston and the past three years in Palm Beach and Broward Counties. He also spent the first few years of his professional career working as Project Manager for Turnberry Associates in Aventura, Florida.
Nicholas Mulligan, Associate
Mr. Mulligan is an Associate with The Anton Group. His primary focus is on office, development, mixed-use and multifamily in Manhattan. He has completed four transactions in three different asset types, totaling over $70,000,000 in total sales volume during his first year and a half with The Anton Group.

Nicholas attended Bryant University and graduated with a Bachelor of Science in Applied Economics, along with double minors in Marketing and Communications. While at Bryant, Mr. Mulligan was also on the varsity baseball team, winning three consecutive regular season NEC championships. As a lifelong New Yorker, Mr. Mulligan is very familiar with the New York market. From a young age, Nicholas has always had a passion for real estate and development. Following his college career, he decided to pursue his passion in his home city with The Anton Group.

In his free time, Nicholas enjoys playing hockey and golf, as well as surfing and spearfishing. He also runs a non-for-profit surf camp in the summer with childhood friends called Spread the Swell.
