ABOUT NORTH SAN JOSE
North San Jose is a neighborhood nestled between the Guadalupe River and Coyote Creek, reaching up to the San Francisco Bay shore. Nearby attractions include the Santa Clara Convention Center, California’s Great America amusement park, and Levi’s Stadium, home of the San Francisco 49ers National League Football team. Two VTA light rail lines traverse the neighborhood providing public transportation, and State Route 237 facilitates easy commuter access. The neighborhood consists primarily of a mixture of relatively newer industrial, flex, and office buildings built post-1990. Uses in the area have expanded recently, with the addition of apartment communities and the @ First Retail Center complementing the neighborhood’s office and industrial buildings.
Tenants are attracted to the area’s affordability and new crop of modern mid-rise buildings with glass exteriors, most of which are situated in modern campus environments. While space for expansion is restricted or nonexistent in many areas throughout the South Bay, tenants can be more confident about their ability to scale in North San Jose.
