EXECUTIVE SUMMARY
Uptown at Warner Center is a one-of-a-kind development opportunity spanning over 46 acres of land in the City of Los Angeles. The project can accommodate almost all types of real estate uses and has seen nearly $1.4B of real estate transactions within a few blocks of the project from Q1 2022 thru Q2 2023. Within a block of the project are over 2.1M SF of retail amenities, including the newly TKG-acquired Village at Topanga (~550,000 SF) and the Westfield Topanga (~1.6M SF), Costco, Target, and much more. The NFL’s Los Angeles Rams have submitted plans to the City to develop the future Rams practice facility less than a half mile to the south of the project down Canoga Avenue or Owensmouth Avenue.
The Warner Center area has a diverse and robust roster of prominent media & entertainment, insurance, healthcare, technology, defense, and finance corporations. To promote and maintain the area’s high image, the City created and approved The WC 2035 Plan. This Plan represents the local government’s support for Warner Center’s systematic development, especially as a Transit Oriented Development (TOD) and is a blueprint to enhance the district with high-density, pedestrian-friendly TODs while nurturing a “Live/Work/Play” environment for all living, working and visiting the area.
The Uptown District of The WC 2035 Plan is likely the most diverse and dense district in the Plan. The Uptown District will provide jobs with a balance of housing to create a complete neighborhood with its TOD opportunities and immediate proximity to the Metro Orange Line. Redevelopment of properties in the district will create new private streets to allow for more walkable blocks with more convenient access to public transportation and nearby amenities.
The San Fernando Valley (“SFV”), or “the Valley” as it is generally known, is the nation’s epicenter of the film and television industry, with nearly 1.8M residents and thousands of businesses. If the Valley were a standalone City, it would be the 7th largest in the United States.
