Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. Kelly Graf, Associate
Kelly specializes in representing landlords and retailers to develop and execute their real estate strategies throughout Hawaii.
Prior to joining CBRE, Kelly spent over two years at Cushman & Wakefield ChaneyBrooks, where she focused on landlord representation for retail and office properties across Oahu. Kelly also assisted on an investment sales team and has participated in a total deal consideration of over $40,000,000.
Kelly was born and raised on Oahu. Growing up Kelly spent most of her time in the ocean, split between surfing competitions and outrigger canoe paddling. She graduated from the University of California Santa Barbara with a Bachelor of Arts in Communication. She is a founding member of the Commercial Real Estate Women Network — Hawaii Chapter, serving as a 2023 Board Member and Director of Membership.
Kenneth Whiting, Associate
Previously a commercial real estate assistant, Kenny supported respective brokers in all facets of the industry to include the research and analysis of various investments and development properties, touring tenants and clients, and the production of various marketing materials for both agency and tenant representations.
Kenny is a member of the International Council of Shopping Centers (ICSC) and a licensed real estate broker in the State of Hawaii. He holds a Bachelor of Science degree in Kinesiology from the University of Hawaii.
James Greenwell, Senior Vice President
Prior to joining CBRE Mr. Greenwell worked for JLL and MW Group, Ltd. a Hawaii-based real estate development company, as their in-house leasing manager. Mr. Greenwell has held key positions in the pre-leasing and development of projects such as Laulani Village, Puunene Shopping Center, Hokulei Village, Hale Mahana, Maui Lani Shopping Center, and Safeway Beretania to name a few. Mr. Greenwell has also been a part of the team for the repositioning and on-going leasing for Lahaina Cannery Mall, Waikele Center, and backfilling to former Kmart property in Kapolei, Oahu.
Mr. Greenwell has a strong knowledge of marketing, development and negotiations making him a valuable asset to his clients. He has a history of routinely helping clients achieve their overall asset goals through the implementation and execution of a strategic merchandising and leasing plans. Thanks to his knowledge and experience, Mr. Greenwell has developed and maintains strong retailer relationships on national, regional, and local levels. Wendell Brooks, Executive Vice President
Mr. Brooks specializes in the representation of property owners and occupiers within the Hawaii marketplace. He has over 32 years of experience, and oversees a portfolio of more than two million square feet and over $1 billion in value. His achievements include the sale of 14 shopping centers and the completion of 250 leases within four years. Mr. Brooks’ most notable accomplishment has been the 7-center portfolio of Safeway-anchored centers across 4 islands which required his expertise in site sourcing, merchant plans, and leasing. His efforts resulted in the successful disposition of a nearly $1B portfolio.
Mr. Brooks provides strategic planning and evaluation of re-merchandising and redeveloping properties. He plays an instrumental role in business development and relationship management for investor and occupier clients seeking retail services in Hawaii.
Born and raised in Hawaii, Mr. Brooks has extensive local market knowledge and has developed strong relationships with retailers and the brokerage community. His on-the-ground knowledge of existing asset availabilities and familiarity with new developments and other trends in the market provide an added value to clients, ensuring no opportunity is overlooked.
