The Hudson Waterfront offers the best views and easiest connections to Manhattan of anywhere in New Jersey. Spanning Jersey City, Hoboken, Bayonne, and a handful of other communities, the area offers quick access to the Lincoln and Holland tunnels and into New York City. Plenty of highways connect this area to the rest of New Jersey as well, including Interstate 78, the Pulaski Skyway, and the Newark-Jersey City Turnpike.
Large inventory is clustered east of NJ 440 near Port Jersey. With excellent port access, the Hudson Waterfront’s industrial inventory is skewed toward large warehousing facilities that receive much of the New York area’s import volume. Close to 100 properties in the area have at least 100,000 square feet of rentable building area. Most of these large facilities predate this cycle’s building boom, with only a handful of properties built since 2010.

Stephen collaborates with many Fortune 500 clients nationally on supply chain strategy implementation, as well as with regional and local industrial occupiers. He is committed to implementing top-tier service strategies at CBRE, taking a holistic approach to transactions for successful outcomes.
His client base includes public and private REITs, private equity firms, high-net-worth individuals, and various tenants in sectors such as final-mile distribution, LTL, food and beverage, 3PL, bulk distribution, drayage/port, intermodal, container storage, trailer parking, and retail logistics.
Stephen has represented prominent landlords like LINK, Brookfield, Realterm, Seagis, and Prologis, as well as notable tenants such as JB Hunt, NJ Transit, CVS, IMC Companies, and Goodwill.
His real estate career began as an intern at Urstadt Biddle Properties in Greenwich, Connecticut, followed by a summer internship at Boston Properties in Manhattan. Stephen graduated from Yale University, where he was a four-year member of the varsity football team. After graduating, he became a Senior Analyst at Realterm, focusing on sourcing, underwriting, and due diligence for logistics-centric heavy industrial assets on the East Coast.
In November 2017, Stephen joined Cushman & Wakefield, where he excelled in industrial logistics and supply chain tenant and landlord representation, earning annual promotions and achieving the rank of Executive Director in 2023.
In January 2024, he joined CBRE, continuing his successful career trajectory.

An industrial broker since 2001, Stephen has 20 years of experience providing instrumental assistance to clients in the disposition and acquisition of industrial, flex, office and land assets.
Serving with Thomas Monahan—the team’s Vice Chairman—and Executive Vice Presidents Larry Schiffenhaus and Brian Golden, Stephen offers his clients a unique value proposition. There are no junior or novice brokers on the team; and as a result, each client—whether seeking a 1,000-sq.-ft. lease or a 1-million-sq.-ft. build-to-suit project—receives the same expert and dedicated attention.
Currently, Stephen takes the lead on a significant portion of the team’s occupier representation pipeline, but also works closely with agency partners. In the past four years, Stephen has been involved in more than 170 leasing and disposition transactions totaling in excess of 21 million sq. ft.
