Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. ABOUT THE PROPERTY
One of the historic buildings in downtown Gilroy, this building was originally built in 1890. We are nearing completion of a significant renovation in 2020 where we have been faithful to its history including the restoration of the deeply recessed entry that is framed by large framed plate glass and adding windows back into the second floor. This building has had a variety of uses over its long and storied history. Uses have included Espindola’s Grocery in the 20’s and 30’s. Other prominent uses includes First Robinson Hardware Company, the Music Tree and Mafalda's Bridal Shop. Today there are three commercial units and three residential units that will be available on the second floor. This building is the anchor location for the first phase of Gilroy's new downtown destination, Gourmet Alley. Named “Gourmet Alley” in 1984 after the heart of the world-renowned Gilroy Garlic Festival, this micro-district is centered in an alley in Gilroy’s historic downtown district. We are planning to offer restaurants, tap rooms, entertainment galore, shops, and a boutique hotel. We invite you to join us to celebrate the “stinking rose.”
