Flat rent no triple net etc. they each have their own PG&E meter which they are responsible for. Front area is common space for tenants to use (not for parking). We will be providing some benches/tables and umbrellas similar to Tioga across the street. The spaces are set up to make it easy for a food use. Gas line is stubbed into each unit. Preferably no alcohol uses, looking for family friendly uses. Tenants are responsible for they’re own security cameras (Dads Cookie just installed his and speakers at the outside). All systems are brand new, building was taken down to shell and everything is new and also sprinklered.

Rent Types


The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent.
