ABOUT JOHNSON COUNTY
Johnson County is located less than 30 miles south of downtown Indianapolis, making for a reasonable commute via Interstate 65. The area encompasses several major thoroughfares in addition to I-65, including U.S. Route 31 and State Route 44. Interstate 465, which offers access to the broader metro area and Indianapolis International Airport, is just six miles north of the Johnson County border.
Much of the area is populated with higher-income neighborhoods. Pockets of higher density are found in northern Johnson County, around Greenwood, and surrounding the communities of Whiteland and Franklin. The county offers a wealth of outdoor recreation and green spaces, including the 600-plus-acre Johnson County Park. Hoosier Horse Park, one of the state’s top equine show facilities, is located in the center of the park.
Johnson Memorial Health is one of the county’s top employers, with inpatient care provided at Johnson Memorial Hospital, located in Franklin, and multiple outpatient facilities. The manufacturing sector also has a significant presence in the county, with companies including NSK Precision, a leading manufacturer of bearings and other automotive components, and KYB, a manufacturer of aftermarket shocks and struts. Both firms operate plants in Franklin.
Industrial space is concentrated in the northern half of the county, along I-65 and U.S. Route 31. Johnson County is among the area’s most active from both a supply and demand standpoint, with tenants and developers attracted to the prime location and access to major thoroughfares. Investors have increasingly taken note, reflected in an outsized share of total sales and well above market pricing.
