12 Oaks Village is a Master-Planned community of 92 acres located at the NE corner of the intersection of SH 29 and Ronald Reagan Parkway, a project by Joe Williams Capital Partners. Few retail locations can boast being adjacent to the nation's 15th-best-selling residential community. Santa Rita Ranch has sold 2700 homes in the past three years. Alongside Santa Rita are Morningstar, Omega, Rancho Sienna, and Cimarron Hills, bringing an additional 5000 homes within 1 mile of our destination. This is within the ETJ of Liberty Hill. Water and wastewater are on-site. Multi-family and single-family for-rent sites are leasing 500 units. A new childcare franchise opens in January 2026, and 30,000 sq ft of office/retail space is leased in June 2026. The entire perimeter of the 92-acre site will have a walk/ride path (a veloway) serving the whole area, with plans to eventually connect further north to Santa Rita.
