ABOUT KENDALL
Kendall is n the south part of Miami-Dade County and is one of the largest office locales, both in terms of area covered as well as the rentable office stock. Florida’s Ronald Regan Turnpike cuts through the center of this area. The Miami Metrorail makes two stops in this locale, at Dadeland South and Dadeland North. The Dadeland South station connects the southernmost suburbs of Homestead and Florida City. The Florida International University and the University of Miami have 50,000 students and are within a 30-minute drive from the Kendall area.
Kendall is attractive to tenants because of its lower traffic congestion, proximity to some of Florida’s major highway arteries, lower cost of doing business relative to Miami’s central business district and access to student and talent pools from the surrounding residential areas and universities. Kendall hosts a wide range of companies, with medical, business services and trade at the core. The largest tenants include Baptist Hospital, Interval International, the Florida Department of Health, and Everglades College.
Vacancies have declined over the past decade and are well below the Miami area average. Demand for space remains robust, and new development very limited. Rents are close to the Miami average and significantly below those of the Miami CBD.

Brian Gale, Vice Chair
Brian has done five of the ten largest office leases ever in the Brickell/Downtown market. In 2002, 2007, and 2016, he was the recipient of the BOMA “Broker of the Year Award” for Greater Miami. Brian’s team has won “Brokerage team of the year” for 2021 and 2022. From 1993 to 1999, Brian was a broker in the Miami office of CB Richard Ellis and from there he spent the next 18 years as Principal of Taylor and Mathis. In 2021, Brian’s team won “Office Team of The Year” by the South Florida Business Journal.
Brian is a graduate of the University of Florida, with a Bachelor of Science degree in Business Administration. He was previously President of the Brickell Area Association, a member of NAIOP, and the Greater Miami Chamber of Commerce, New World Executive Committee. He’s a former Board of Trustee at Temple Sinai in Aventura. Brian is currently a board member of The University of Florida Bergstrom Real Estate Advisory Board.

Edward started his career at JLL in Tenant Representation, prior to transitioning to an Asset Management role for an institutional Office owner and operator with properties throughout the Southeast United States.
