ABOUT NORTH CENTRAL PHOENIX
North Central Phoenix is bisected by Interstate 17, which connects the Loop 101 and Interstate 10 freeways, giving employers and residents access to the entire Valley. Phoenix Sky Harbor International Airport, which offers flights to over 140 domestic and international destinations, is about a 20-minute drive south, as is downtown Phoenix. Downtown has realized significant improvements over the past decade and has grown into a vibrant live/work/play hub. The area is home to Grand Canyon University, one of the largest private colleges in the country. The university provides a healthy pipeline of new talent as well as a solid base of student renters and spenders. Demographically, Phoenix is very well positioned for long-term growth. It boasts rates of household formation that make it one of the fastest-growing markets in the country, which will support demand for all types of real estate.
North Central Phoenix is largely a residential community with a sizable inventory of retail space, apartment complexes, and single-family homes. Office users are less common but will usually choose to locate along Interstate 17. American Express, PetSmart, and Blue Cross Blue Shield, among others, have a notable presence in the area. Metrocenter Mall, one of the largest regional malls in the state, is undergoing an $850 million redevelopment that will transform the iconic site into a mixed-use village with thousands of rentals, restaurants, bars, and a town-center park.
The area is largely built-out, and the limited amount of new construction is usually focused on multifamily or hospitality uses. This lack of supply-side pressure, coupled with the strong central location, provides a positive outlook for property fundamentals. Additionally, investors can typically find assets at a notable discount from Scottsdale or Tempe, which tend to be pricier.
