THE HOTEL The Richmond Hotel is currently closed and mid refurbishment. In its present form, the Hotel comprises 44 en suite bedrooms. Planning and listed building consent have been granted for internal alterations to provide 37 larger hotel rooms and suites as well as the restoration of the public areas of the Hotel, to include the creation of a Formal Dining Restaurant, Garden Dining Restaurant and Bar as well as a function room and private dining room.
Under the current Proprietor’s ownership, the Property has seen significant investment to upgrade and replace the majority of the mechanical and electrical installations at the Property, including boilers, water pressure and drainage systems as well as remedial works to the roof of the Property. In addition, all required permission and surveys surrounding the consent have been obtained including ecology and heritage reports.
ACCOMMODATION The Hotel currently comprises 44 bedrooms. The current Proprietors have obtained listed building consent under reference 21/2465/LBC to reduce the number of bedrooms to 37, to provide fewer but higher quality bedrooms, including 9 suites.
Works have been commenced to secure the consent and as such, the majority of bedrooms and bathrooms have been stripped, in preparation for fit out.
THE LINDENMANN APARTMENTS Within a separate block, the Property provides 6, thoughtfully designed two bedroom apartments, arranged over ground and first floors. Each apartment comprises two comfortable bedrooms, a contemporary lounge and kitchen diner, and modern bathroom.

FOOD AND BEVERAGE The Richmond Hotel’s public areas are currently mid refurbishment. The Hotel provides a restaurant which can accommodate up to 130 covers.
Listed building consent has been obtained to convert the restaurant to provide the Hotel with two food and beverage offerings including a Formal Dining Restaurant with 36 covers and a Garden Dining Restaurant with 44 covers. The plans also show the conversion of the main lounge to provide a bar area for up to 40 covers. Externally, there are lawned gardens and a terrace for al fresco dining.
MEETINGS AND EVENTS The focal point of the Richmond Hotel is the exquisite Music Room. The room still encompasses many original features throughout including chandeliers and an organ. The space can accommodate up to 110 guests and would provide an exceptional wedding venue or dining space.
The Richmond Room provides function space for up to 30.
In addition, the Hotel provides a private dining room with 16 covers.
Located within a detached building, nestled within the Hotel’s gardens, is the indoor swimming pool with associated changing areas. The swimming pool is currently not in use but offers the opportunity to provide wellness facilities to complement the Hotel’s offering.
GARDENS The Hotel is surrounded by its own gardens and grounds which extend to circa 5.3 acres, featuring level lawned areas and an abundance of mature trees.
The gardens create a country house hotel feel, with the benefit of being located in the heart of Sidmouth within close proximity to the coast. The grounds offer a fantastic landscape for outdoor weddings and events.
STAFF ACCOMMODATION There is a 3 bedroom manager’s/owner’s bungalow with a private garden. The Property benefitted from a full refurbishment in 2021. In addition, the staff accommodation block provides a further 16 bedrooms and storage.
AMENITIES The Hotel provides a large commercial kitchen with associated stores.
