EXECUTIVE SUMMARY
Lenoir's primary industry until the 1990s was furniture manufacturing. It was home to companies including Broyhill, Bernhardt, Kincaid, and Fairfield. In 2005, Google made a significant investment in the community and established a data center here. Since that time, others have been drawn to the region due to the low operating cost environment and plentiful power infrastructure. One such company is Exela Pharma Sciences, now headquartered in Lenoir, which has quickly grown to over 300 employees.
Overmountain Forest offers investors and developers the chance to own a significant land assemblage located in the exceptionally robust Lenoir market. The property is currently available for multiple uses, but immediate targets are residential and data centers.

DESCRIPTION
Power to the site is served by Duke Energy Carolinas and is available via a distribution circuit and 44kV transmission that is onsite. Duke Energy has future plans for a 230kV transmission line running from North Wilkesboro to Lenoir that would parallel the 44kV line that currently runs east-west on the southern edge of the site. The 230kV line would serve the proposed Caldwell Tie Substation. This line could potentially provide 250MW or more of capacity. The right of-way for this line and the property for the substation are already owned by Duke Energy. A new data center project could expedite the construction of this planned transmission upgrade project. Fiber providers in the City of Lenoir include but are not limited to Segra, MCNC, and Conterra. A Fiber Locator map can be provided upon request. Water and sewer at the site are both supplied by 8” lines. The City of Lenoir has available capacity in both their water and waste water treatment systems and could plan for a heavy water and sewer user at this site.
