We are currently developing out 240 MWs of gas fired power generation on our 770 acre parcel to be completed by Q1-Q2 of 2027, and are looking for credible off-takers/tenants. This will be one of many power development phases our firm builds out on this land over the next 7 years and will steadily become one of the largest energy campuses in west Texas with 2.4 gigawatts of total power capacity to be developed. Our site is just 19 minutes from the Microsoft/Nscale, $14 billion dollar AI data center announcement in Barstow, Texas (The largest deal to date in Texas). Two commercial wells produce 3,000 gallons per minute of water, lasered land ready for development, dark fiber and outside of city limits. This site is ready for development. Phase 1 ESA report is clean. Wetlands study will be in hand shortly but we've been told no issues. The land is cleared and lasered. Mineral rights Surface Use Agreement secured confirming the mineral rights owner and lease operator are not going to interfere with our development plans in any way. We are looking for off takers that can take all or part of the 240 MWs being developed in this first phase. Lease price is negotiable but we are experienced with market rates and ask for serious inquiries only. 6% commission will be paid out to the buyer's broker.
