EXECUTIVE SUMMARY

Innovation Park is a rare opportunity to acquire 1,400 acres of industrial land in Bon Wier, Texas, offering a robust platform for data centers, timber mills, pellet manufacturing, BECCS, heavy industrial operations, and renewable energy ventures. Anchored by the forthcoming Texas Renewable Fuels Advanced Fuels Facility on 260 acres, this development represents a generational chance to own a premier infrastructure hub positioned for long-term growth.

Strategically located along Highway 363, Innovation Park includes a suite of existing facilities, such as a 250,000-square-foot rail-served manufacturing building, a 6,000-square-foot administrative office with a newer roof and pond views, and a 7,000-square-foot maintenance facility, all available for immediate use or redevelopment by a future owner.

The property boasts a powerful infrastructure backbone, including high-speed fiber with up to 200-gigabyte capacity, 10-megawatt electrical availability via an on-site substation, two high-pressure natural gas access points, and a water commitment of up to 9 million gallons per day from the Sabine River Authority. Investors or owner/users will also benefit from an attractive package of financial and regulatory incentives, including New Market Tax Credit eligibility, Opportunity Zone status, “AA” BDO Zone designation, and no municipal or state income taxes.

Positioned along a critical energy and logistics corridor, Innovation Park features 4,500 feet of existing rail infrastructure, with planned extensions to support future users. The site connects directly to the BNSF mainline and is supported by a $40 million state rail infrastructure grant for upgrades from Kirbyville to DeRidder.

Easily accessible from Highway 190, just 15 minutes from US Highway 96 and under an hour from Interstate 10, the park offers direct routes to Gulf Coast ports, key freight corridors, and major energy markets. SALE ADVISORS

Alex Wisnoski, Principal
Before starting his career in real estate, Alexander David Wisnoski (Alex), attended Sam Houston State University in Huntsville Texas, where he graduated with a BS in Animal Science in 2012. He always had a passion for farming/ranching from growing up on his family’s property in Navasota, Texas. It was at that ranch where he found his passion for land and agriculture. After graduating he quickly figured out how to still be involved in that aspect of land while working in the big city of Houston, as an intern for a commercial real estate firm (TNRG).  As an intern at the firm, Alex worked hand in hand assisting deals and helping facilitate the transactions alongside some of the biggest deal makers in the Houston commercial real estate market. It was that vital information and experience that propelled Alex to be the top listing agent of any first year in the entire company’s history as soon as he received his license. After his tenure and growing at TNRG, he joined on with Texas CRES, LLC as they were being created in 2015.  It was only a couple years later in 2017 when Alex performed so well that he was asked to become a principal/partner in the firm making him one of the youngest principals in all of Houston Real Estate’s market. Since then, he has continued to grow his career and help with the Texas CRES family by coaching and mentoring some of the younger agents as they get their start.  Growing up in Houston and being an Eagle Scout, he has been able to travel a lot of this country, but more importantly, this great State of Texas, which is very handy when working in different markets. Now he specializes with assisting estates, trusts, families, corporations, and many more with all of their real estate needs, especially pertaining to land, development, acquisitions, dispositions, and investments. What he enjoys the most is representing families, because he would want the same kind of representation if it were his family!
Tyler Torres, Principal
Tyler grew up in Brookshire, Texas, a small town west of Katy. His appreciation for real estate and the outdoors began there while hunting and fishing the land around his family’s country home.  Tyler began working in the oil and gas industry in 1985 while in high school, and continued through college before graduating from Texas A&M University with a bachelor’s degree in Business Management. Before starting his career in commercial real estate, Tyler was a successful business owner in the hospitality industry for 20 years. Tyler’s family originated from Albuquerque, and these ties led him to open a restaurant specializing in authentic New Mexican foods, Santa Fe Flats – NewMex Grille. He owned and operated the restaurant for 14 years and grew the business by forming and maintaining great relationships with staff, customers, vendors and the community.  Tyler began personally investing in commercial real estate in 2013, joining Texas CRES, LLC in 2017. He has a very strong grasp of the Texas Real estate market and trends. He has bought and sold many properties on his own behalf, and specializes in land purchases and sales. He negotiates deals for clients just as he would for himself, keeping their interest in mind, first and foremost. The majority of his real estate dealings are referral based. He is in the business of creating and maintaining on-going relationships with all of his clients.  Tyler lives with his family in the south Tomball/Cypress area. He enjoys hunting, fishing, and the  outdoors. He also takes pleasure in sponsoring youth programs and volunteering his time to charitable organizations in the community. He is a board member on the Tomball ISD Education Foundation, vice president of the Tomball Memorial Athletic Booster Club, and a committee member of the Houston Livestock Show and Rodeo.
