Rent Types
The rent amount and type that the tenant (lessee) will be responsible to pay to the landlord (lessor) throughout the lease term is negotiated prior to both parties signing a lease agreement. The rent type will vary depending upon the services provided. For example, triple net rents are typically lower than full service rents due to additional expenses the tenant is required to pay in addition to the base rent. 1. Full Service: A rental rate that includes normal building standard services as provided by the landlord within a base year rental.
2. Double Net (NN): Tenant pays for only two of the building expenses; the landlord and tenant determine the specific expenses prior to signing the lease agreement.
3. Triple Net (NNN): A lease in which the tenant is responsible for all expenses associated with their proportional share of occupancy of the building.
4. Modified Gross: Modified Gross is a general type of lease rate where typically the tenant will be responsible for their proportional share of one or more of the expenses. The landlord will pay the remaining expenses. See the below list of common Modified Gross rental rate structures: 4. Plus All Utilities: A type of Modified Gross Lease where the tenant is responsible for their proportional share of utilities in addition to the rent. 4. Erik Christopher, Senior Vice President, Managing Principal
Erik has more than 24 years of experience in commercial real estate, most recently as a founding partner and principal of DHLC Retail Advisors and broker at David Hicks & Lampert. There, he provided real estate consulting services to retailers across the U.S. including market strategy and implementation of new concepts and expansion programs for growing retailers. Erik has worked with landlords including Site Centers, QIC, Oliver McMillan, Inventrust, Stockdale, Evergreen, WALL Development and Equity Ventures on the leasing of existing retail assets, redevelopments, and new development/pre-development market analysis. Throughout his career, Erik has implemented national portfolio leasing and expansion strategies for many developers and tenants across the country. Prior to that, Erik worked with Gap, Inc., where he was responsible for all corporate brand real estate transactions in Central and South New Jersey, Maryland, Delaware, and West Virginia.
Tami Lord, Senior Vice President
Tami is an active member of the International Council of Shopping Centers (ICSC). She enjoys spending her free time outdoors whenever possible. She loves gardening, biking, skiing, horseback riding, camping and scuba diving.
Tony Pierangeli, Senior Vice President, Managing Principal
Tony’s expertise in third-party leasing and Tenant Representation has been and continues to be fueled by his market knowledge and a clear understanding of his client’s needs. He has developed major market entry and repositioning strategies for national-level clients in Colorado, Arizona, Montana, and Wyoming. Consistently helping his clients succeed, Tony has regularly been named an SRS Top Achiever (2013, 2014, 2015, 2016, 2017, 2019, 2020).
Tony graduated from the University of Colorado with a degree in Economics. While at the University of Colorado, he was on the track and cross country teams. He helped train Ralphie IV, the University’s official mascot. Tony is currently a member of the International Council of Shopping Centers. He serves on the board for Clothes to Kids of Denver, a non-profit that provides free clothing to underprivileged youth in the Denver area.
