Jun, Granada 18213 19.4 Acres of Commercial Land

A set of 11 plots classified as "Planned Developable Land" is presented, belonging to Sector R-1 Cortijo El Caiceo, as per the current General Plan. The sector has approved detailed planning, a registered land redistribution project, and an urbanization project (AD) with works initiated in 2007. However, these works were only partially completed, covering approximately 18% of the Execution Budget (PEC), which included earthworks, part of the water network, and minor items. The main challenges in realizing the planned buildability are due to two factors: restrictions related to the public hydraulic domain associated with the Caicedo stream, which affect several plots, and an overlap in the northeastern area between the Caicedo sector and the already consolidated Bartodano Partial Plan sector. As a result, it is necessary to adjust the current planning, and a redefinition of the area is currently under evaluation. The plots under analysis represent 31.9154% of the sector, with a total area of 78,513.00 m² and a buildable area of 46,706 m². The area is located in the municipality of Jun, within one of the growth corridors of the metropolitan area of Granada, which includes the towns of Pulianas, Jun, Alfacar, and Víznar. The plots are primarily intended for first residences. The development can accommodate 411 homes, of which 129 are single-family units and 282 are multi-family units, all with parking spaces.
