DESCRIPTION
The approximate 61 acres are non-contiguous, gently rolling and mostly cleared with a few moderately wooded acres. The site is positioned along the east side of State Highway 13 at W. Aldrich Road. The site has frontage along Highway 13 and Aldrich Road. Highway 13 is the primary highway in Bolivar and provides direct access to Springfield. This roadway is a secondary thoroughfare and provides good access to southern Bolivar. Killingsworth Avenue is a highway frontage road near the subject and connects Highway 32 approximately one mile north of the property. The property is located in Polk County, which is located in SW Missouri approximately 120 miles SE of the Kansas City central business district and approximately 30 miles north of Springfield, MO. Polk County is considered part of the Springfield metropolitan area. Major thoroughfares in Polk County include Missouri 13 Highway and Missouri 83 Highway, which run north/south through the county, as well as Missouri 32 Highway and Missouri 215 Highway, which run east/west. Just north of the county line, U.S. 54 Highway is a prominent highway serving the area. East of county line is US 65 Highway, another prominent highway serving the area. In addition, Interstate 44 is located approximately 25 miles south of Bolivar. No evidence of flooding.
