The property is outside the 100-year flood zone, and no archeological issues are present.

Transferring raw materials, unassembled equipment, and finished products is readily available through the state, county, and interstate roads and highways network. In addition, there are two major shipping ports within 106 miles (Jacksonville Port) and 128 miles (Port of Tampa). The regional airport is only 20 miles away. Florida Northern Railroad offers daily Class I rail and customized service on tracks located on the site's western boundary—Florida Northern partners with CSX to move raw materials and finished products throughout the rail system. In addition, there is significant room for rail expansion, including side tracks, spurs, and switches.
