Andrew Behneman is the Broker and Owner of Cabrillo Team Realty and a lifelong Valley Center resident with more than 20 years of real estate experience and over 530 successful transactions. He serves buyers and sellers throughout Valley Center, Escondido, Fallbrook, San Marcos, and the surrounding North County San Diego area, as well as South Riverside County.
Andrew specializes in residential homes, land sales, ranch properties, and development opportunities. With hands-on experience in building and land development, he offers clients valuable insight into property potential, long-term value, and strategic decision-making — guidance that goes far beyond a typical real estate transaction.
He is especially known for helping sellers prepare their homes for success through Cabrillo’s Pre-Listing Improvement and Concierge Program, which helps maximize value and market appeal before listing.
