Ben Smith comes to Offerd after finding unique success in the single-tenant net lease (STNL) sector, including CTL and other tax-efficient strategies. He has a historical track record of transacting over $350MM in primarily off-market transactions, reflecting his focus on direct buyer-seller connections and tailored investment strategies. Ben has worked with a diverse set of groups including 1031 exchange buyers, family offices, institutional investors, private equity sponsors, Delaware Statutory Trust (DST) companies, build-to-suit developers, and corporate sellers closing manufacturing facilities. His ability to structure transactions that align with both investor and operational goals has made him a trusted partner across the net lease space. His career began with the sale of a 700,000-square-foot Amazon distribution center between a private REIT and a family office. Since then, he has closed multiple corporate headquarters transactions, structured sales involving DST sponsors, tailored acquisitions for institutional and private buyers, and facilitated dispositions of manufacturing facilities. His most recent transaction prior to joining Offerd was the disposition of an 18-unit CVS portfolio. Ben’s expertise spans traditional net lease acquisitions and complex structured products. With a proven record of efficiency and precision, he brings valuable experience and perspective to Offerd’s growing platform.
