Blake Hakimian serves as Head of Acquisitions & Finance at Hakimian Holdings; a family-run, middle market commercial real estate (CRE) investment & operations firm based in Jacksonville, FL with nearly three million square feet of retail and mixed-use properties in the city and the surrounding area.
In this role, he conducts all the financial analysis and due diligence on prospective asset acquisitions, financing, and dispositions and works alongside the CEO and General Counsel guiding the process from term sheet to closing. Along the way, he negotiates and executes all necessary contracts (PSA, mortgage/note/loan agreements/swap-hedge agreements, settlement statements, estoppels, SNDAs, etc.) while coordinating all other parties involved in the transactions (lenders, appraisers, surveyors, title companies, environmental and structural consultants, attorneys, brokers, 1031 exchange intermediaries, etc). In addition, he advises the CEO on all asset management, risk management, and capital allocation matters.
Prior to his current position, he served as Hakimian Holdings' Senior Vice President of Leasing for six years. During that time, he closed, renewed, and assigned hundreds of leases with tenants that included large private and public companies, government entities, and non-profits driving net operating income growth across the portfolio and oftentimes closing new leases on contingency for properties targeted for acquisition, but not yet closed on.
Before Hakimian Holdings, he worked as a Credit Analyst in the Jacksonville CenterState Bank (now SouthState Bank) office analyzing the credit worthiness of loans for CRE acquisitions, development, and refinancing as well as loans for operating companies, government entities, and non-profits. Before that, he served as a Research Analyst in the Jacksonville CBRE office authoring both CRE market reports and individual asset reports.
He’s a double-graduate of University of Florida obtaining both a Master of Science in Real Estate – Finance (Beta Gamma Sigma, Top 5% GPA) and a Bachelor of Arts in Political Science - Public Policy (Phi Kappa Phi, Top 5% GPA). He pursued both degrees simultaneously and upon graduation in 2017 he was inducted into the University of Florida Hall of Fame for outstanding academic achievement and community leadership.
